• Driver's license or government-issued photo ID
• Social Security card (or SSN verification)
• Green card or work visa (if applicable)

• Pay stubs covering the last 30 days
• W-2 forms for the last 2 years
• Federal tax returns (1040s) for the last 2 years — all pages and schedules
• Award letters for Social Security, disability, or retirement income (if applicable)
• Business license or CPA letter (if self-employed)

• Bank statements for the last 2 months — all pages, all accounts
• Most recent quarterly statements for 401(k), IRA, stocks, mutual funds, or other investment accounts

• Documentation for any other properties owned (mortgage statements, tax bills, insurance)
• Divorce decree or separation agreement (if applicable)
• Proof of child support or alimony income (if using to qualify)
• Bankruptcy discharge papers (if applicable)

• Fully executed sales contract (signed by all parties)
• Proof of earnest money deposit (cancelled check or bank statement showing the debit)
• Contract on existing home (if selling your current home)

• Current mortgage statement
• Hazard insurance declarations page
• Title insurance policy from your last transaction
• HUD-1 Settlement Statement or Closing Disclosure from your last transaction

• Current mortgage statement
• Current note (from your existing VA loan)
• Hazard insurance declarations page
• Driver's license and Social Security card
• DD-214 (Certificate of Release or Discharge from Active Duty)
• VA disability award letter (if applicable)
• Second mortgage information (if applicable)
• HOA documents or statements (if applicable)

• Bank statements for the last 2 months — all pages
• Pay stubs for the last 2 months
• W-2 forms for the last 2 years
• Full federal tax returns (1040s) with all schedules for the last 2 years
• Asset documentation (investment accounts, retirement accounts, etc.)
• Trust agreement (if the property is held in a trust)
